About Tim

Timothy W. Hickok
President, Hickok-Dible Companies

Finance:
I have arranged Tax-free multifamily bond financing for Hickok-Dible Companies in conjunction with the cities of Merriam, Shawnee, and Topeka, Kansas. I obtained zoning, inducements, acted as liaison between bond counsel and developer, and arranged for private placements of these issues, which totaled $23.7 million. I arranged debt and equity structures for our three Section-42 garden apartment complexes.

Building:
As a member of the Greater Kansas City Homebuilders Association, I acted as general contractor for both speculative and custom single family homes, ranging in price from $100,000 to 550,000. I handled construction scheduling for Pinegate Apartments (participated in construction progress reporting for the lender, and created computer models for drawsheet preparation). We recently completed 150 units of Tax-credit financed fourplexes in Blue Springs, Missouri, and 96 garden-style apartments in Tulsa in mid 1996.

Management:
I am currently President of Hickok-Dible Companies, Kansas City's oldest and most prolific (7000+ homes built since 1904) homebuilder. While we are still developing single family housing in the Kansas City area, our recent focus has been on building and acquiring multifamily projects nationwide. We now own and manage 10 apartment complexes in three states comprising approximately 1600 units, to wit: Somerset Apartments, (acquired) 192 units in Wichita, Kansas; Pinegate Apartments, (built new) a 222 unit complex in Merriam, Kansas; Pinegate West Apartments (built new), 286 units in Shawnee, Kansas. I recently sold Park Lane West Apartments, (acquired) a 60 unit complex in Lee's Summit, Missouri, and Park Castles Apartments, a 32 unit highrise in Kansas City, Missouri. I personally own Brookwood Village Townhomes (acquired), 52 units of townhomes in Blue Springs, Missouri. I am also general managing partner in Hickok Master Limited Partnership (Pinegate and Fleming Court Apartments, a total of 338 units built new), Sixth Street Partners and Windemere Partners, L.P. (built in '92 and syndicated with Boston Capital Partners). Another tax credit deal: Three Lakes Apartments (built new in ’99) 96 garden apartment units in Tulsa, Oklahoma, syndicated with the Security Benefit Life Insurance Company as Limited Partner. We recently completed and are under contract to sell Pinecrest Townhomes, 144 units in Olathe, Kansas. Presently we are under construction of Pine Meadow Townhomes, 102 units in Shawnee, Kansas.

Design:
I designed and built the 1980 Greater Kansas City Homebuilder's Association "Pick of Parade" home for energy conservation and solar design. I Participated in designing Pinegate Apartments (1984), a 222 unit complex in Merriam, Kansas, featured in the September 1986 issue of Professional Builder Magazine. I take a very active role in the design of all garden apartment complexes to assure a form/function balance and because my company most often acts as general contractor.

Personal:
I am 47 years old and married; Lisa and I have two children - Anna Revare Hickok and James Butler Hickok (the real name of his ancestor, Wild Bill). I teach business to 12-year-olds at the Prince of Peace middle school on Tuesdays as a part of the "Project Business" program of Junior Achievement. I own the west branch of the Outdoor Education Laboratory (a children’s day camp) and am a federally licensed falconer, which is why my golf handicap is increasing on a daily basis!www.gyrs.com
